The HOA fees for a similar unit are $185 a month. The 26C unit doesn't seem to be an active listing although there is another 1bd/1ba unit for sale. Per the MLS listing the fees cover Cable TV, Ground Keeping, Hazard insurance and management. I'd be happy to get more information on this for you if you'd like! ... more

Deborah, there's a broad range of square footage in values on all of St. SImons Island. You'll know that there are several criteria (at least) that sways an appraiser's analysis of a property. For example, location. The closer to the beach, the more valuable a property is. Condition of the property is very important; an older cottage needing lots of work will sell for a much lower price / foot. Quality of workmanship is very important as well; I've learned that buyers know real value when they see it as opposted to shoddy workmanship or poor attention to detail. So, a property such as our listing at 1047 Johnson Road -- while smaller in heated and cooled square footage -- will sell for much more / foot because of it's location, its condition, its architectural flare, the indoor / outdoor features and craftmanship. It's one of the truly unique properties I've seen here in 35 years of selling homes on the Island, and it belongs in all the national design magazines. So, while 'should' indcates a purely objective answer, the real answer must include subjective criteria because people buy houses they like and want to live in. There was a term in college economic 'way back when' that still is in use today: Utility. Something's value is determined by its usefulness to the person possessing it -- its utility. So, while no one wants to make an economic mistake, you choose your home based on what you will enjoy using, and that will -- within parameters we've discussed above -- insure that the square footage price is one that's ok.
