About $720 a month and that includes principal, interest, tax and insurance (depending on the location.) Today most lenders require at least a 20% down payment plus closing costs. If you are looking at a condo the requirement could be 30% down payment. Be sure to look at all of the lenders costs. These vary depending on the lender. Good luck. ... more

It is going to vary depending on how many bedrooms and bathrooms you need, but a 3 bed, 2 bath in good condition is going to rent somewhere between $900 and $1200 dollars. You can search for rentals on Trulia and if you see one you like I would be more than happy to help you schedule a showing.

I work in the St. Pete Beach area as a Realtor and find that most (not all) of the condo and townhome communities allow small pets up to 20 lbs. if you are the owner of the unit. It is much more challenging to find pet friendly units if you are simply looking to rent. The Homeowners Associations often have a blanket policy of no pets for renters. If you let me know specifically which community you are interested in, I can let you know for sure. ... more

No, BOCA CIEGA POINT ONE Apts. do not allow pets. This particular 2/2 condo is a Short Sale, Active With Contract, meaning there is a ratified contract between the Seller and Buyer contingent on the Seller's Lender(s) written approval since the sale price is less than the debt. Since Short Sales are anything but short, they are keeping the status as Active with Contract to be able to take back up offers. This is also a 55+ community.

Are you currently looking for a home or just browsing on line for now? I have a free service called “Listingbook”, which I provide for my clients. It is like a back door into the MLS, which updates daily: new listings, price changes, solds & withdrawn listings, allowing you to really be able to follow and learn the market. I set up a basic search according to your guidelines. Once you are in, you can change the parameters as you need. If this is something you would be interested in let me know & I would be glad to set up your free Listingbook Account.

Since you live in the Clearwater/St. Pete/Tampa Bay area, I also have a free automated service called CITY (Curbside Info to You) available 24/7. I issue you a number and you can call on ANY Real Estate For Sale sign and a computer reads the MLS information to you, from the street number & address for all ACTIVE MLS listings. If this would be helpful let me know. If you have a smart phone & TEXT "PAMELA" to 727-213-5142 it will give you a free mobile site. Bookmark it to you front page and use it anytime. Email me your cell phone & I'll registered it so you won't get annoying follow up calls. If you want to talk to me there is a prompt or you can call me on my cell. If you want to put it on multiple phones, I can put up to three numbers on one user name. Just send the numbers you want added. Put it in your favorites for quick access when you are driving around. I use it all the time.

I feel an informed client makes the best decisions regarding their real estate needs. Let me know if I can be of assistance.

Pamela Cohn answered:

There are HOA fees and Condo fees...sometimes both. HOA - Home Owners Association fees refer to the common element fees in a community that all home owners share the expense in and these vary by community and amenities offered. It could be a community pool, gated entry, wall around the community...or it could also include some monthly maintenance fees such as basic cable, water/sewer, lawn care.

Condo fees are for properties owned in a condo ownership (from the studs in). The exterior and grounds are all considered common area. These tend to have more maintenance items included such as roof, exterior pest control, lawn care, exterior insurance, escrow reserves (fund to save for capital improvements or repairs so that there will not be a need for special assessments).

The more amenities included the higher the monthly payment.

If you have a particular property you are interested in I can look it up and find out what it's monthly fees are.I feel an informed client makes the best decisions regarding their real estate needs. Let me know if I can be of assistance.

Great question, Brenda. I empathize with your frustration with inadequate details, especially on condos. Is it or is it not an age-restricted community? Are pets allowed? If so, what are the restrictions? What are the fees and what do they cover? Can it be leased? If yes, how long and how often?

The truth is, the Trulia interface is not the Multiple Listing Service (MLS). The descriptions you see here are supposed to tweak your interest in the market, not give every single detail. Sometimes the displayed information is out of date. For example, there are properties that might appear to be Active, as in available to make an offer on, but which already have contracts on them, or have been sold or withdrawn from the market.

Ron Thomas has made some additional good points. Unfortunately, sometimes a listing agent isn't as thorough as he or she should be. If it is a bank-owned property, they may not have access to complete information. Or, the listing has been on the market so long, the fees have changed.

By the way, the MLS listing for this unit does provide the information about the monthly fees. They are $310 monthly, and according to the listing, cover building exterior and ground maintenance. No pets.

Choose a licensed professional Realtor® to work on your behalf, and you will have access to that kind of detailed and updated information.

Best wishes,

Hello --

The Multiple Listing Service shows that address as an REO/bank owned property which is currently under contract and expected to close by the end of August. It was a cash-only property and was in a "highest and best" bid situation a few weeks ago. It appears to need a lot of work, so the buyer will be investing considerably more than the purchase price, which is typically the case with REOs at such a low price point. By way of comparison, houses that sold in the last 3 months in that area, (Zip Code 33713), similarly sized houses (Heated SqFt between 989 and 1339) had a median sales price of $110,000.

If you are looking to purchase a home, you should work with one Realtor who is willing to work with you, answer your questions and look out for your interests.

Best of luck!
