Lola, Boca Shores is positively not a 55+ community. It is a gated complex and is located midway on Blind Pass Road. As you can see from the pool picture, it is a waterfront complex; however, very few units have a water view. If you have any other questions about Boca Shores, please contact me.

Walter, what a great question. Wanting to be able to answer it not only for you but other pet owners, I searched for all currently active condos in St. Pete Beach that had a "Y" in the field "Pets Y/N." Found several, but most are limited to cats or much smaller pets, as in under 20 pounds. One indicated pets were allowed, but having shown units there, I was skeptical, and sure enough, other listings state no pets allowed. I think that was a mistake on the part of the listing agent. Only one complex with one unit available allows pets weighing as much as 40 pounds.

I wish listing agents understood why it is important to take the time to be complete and accurate in filling out all the information in the MLS. It would certainly help consumers if the MLS made more data required, and in the case of condos and home owner associations, that all the rules, regulations and restrictions were made freely available.

Good luck finding a beach condo where you can live with your golden. Please keep in mind that dogs are not allowed on most beaches.

This condo is does not allow pets. It is also a "Short Sale" that is Active with Contract meaning there is a ratified contract between the Seller and Buyer contingent on the Seller's lender(s) approval since the sale price is less that the loan. "Short Sales" are often left Active with Contract once they have a buyer to be able to keep promoting the property to be able to accept back up offers should the Buyer walk after the initial 120 day waiting period.

The monthly condo fees for Gulf Wind Apt. Condos is $481 and according to the MLS it covers: Building Exterior, Cable, Electric, Escrow Reserves, Insurance Building, Lawn/Ground Maintenance, Pest Control, Roof, Trash Removal, Water/Sewer. The Listing agent does show 3 days as the minimum rental, and this may be in their condo docs, but county rules would over rule should this become an issue of contention.

Remember the old saying, "If it looks or sounds to good to be true.....". Lorretta is correct. $100,000 is the opening bid. The Auction is scheduled for 10/10 at 2pm on site with registration at 1:00. The property sold for 1 milliion in 2006 or 2007 with a mortgage of 1,125,000 and either another mortgage or refinance shows for $1,610,000. It was on the market for 547 days, with the listing expiring 7/18/09. Now it is being auctioned. Auctions always have a reserve, if it doesn't meet the reserve it doesn't sell. There does not appear to be a lis pendens filed yet, which means the company which owns the property is not in foreclosure or pre- foreclosure (short sale)...meaning they are looking to pay off their note or close to it and cut their losses.

Other important information to look at when looking at auctions. What is the Buyer's premium? In this case, the Buyer pays a 5% premium, meaning 5% of the agreed upon sale price. This is how the auction company is paid. Also the monthly fees are $750 on this unit. Again this re-affirms what Lorretta was talking about. This may be a teaser ad. If you are looking to spend $100,000 or less, you do not want your monthly maintenance fees to be more than your mortgage.

The house is frame construction with a shingle roof. Unfortunately, it's also under contract. It is a short sale & it appears as if the seller owes close to $360,000 so the likelihood that it will actually close is probably pretty remote if the contract is for anything close to the current asking price. Short sales are typically nightmares for all parties involved. It will probably be several months before there will be a decision from the lender as to whether they'll accept the contract.

Me too but unfortunately the information is erroneous. RealtyTrac is the national company that tracks pre-foreclosures & foreclosed/bank owned properties. I think I've located this house in the MLS. It is a short sale/pre-foreclosure & a lis pendens has been filed. The amount owed on the house is significant. The house is currently listed for $997,000 marked down from $1.16 million.
