It would be wise to find a bank in the UK that also does business in the US and one that can write loans in Florida. It will make for a much smoother transaction. I would make contact with such a bank in the UK first and then go from there before you come here. Your UK bank with US locations can find the contacts in the US. You should get a Commercial Realtor to handle the deal. I would recommend Pat Marzulli with Colliers Arnold. Best of luck.

Hello, Obviously there are many agents who have responded to your questions about the condos at 6800 Sunset Way, but maybe I can shed a bit more light on them. It is named Gulf Winds, and there are four buildings that comprise this complex located directly across a small street from beautiful Upham Beach. There are a number of floorplans there, from an efficiency studio to a two bedroom plan. I have had three sales there in the past two months, so I am very familiar with the units and rules and regulations. The fees which you thought were a bit high include many things that most complexes do not include in their monthly fees. The biggest is the electricity. Of course, other items are the water/sewer, trash, insurance, roof, grounds maintenance, management, recreation fees and update, cable TV and internet service. All in all, quite a good deal.

If you are still interested, there are a number of condos for sale now, and I just happen to have a comparable unit just across the street at the Colonnades that is a two-bedroom, two-bath first floor unit with a private fenced patio that is good competition. Call if you are interested.

Fee Simple is a form of ownership where you own the building and the property/lot it is on, unlike a condo where you own the inside of a unit (from the studs in) and have joint ownership in the "common areas, or a cooperative where you own a % of the cooperative with rights of use to a specific unit. Other restrictions- that would involve rentals: Some communities have specific deed restrictions for their community, otherwise the only restrictions would be county. Some communities can be very specific down to paint color. There may be restrictions on rental such as a 3 month, 6 month or 1 year minimum duration. Generally speaking communities with HOA associations have more restrictions. The purpose is not to inconvenience people, but to maintain the value of the community.
Those looking to park a boat, RV etc. typically look for non deed restricted communities. Flip side is, unless you are on the water-deed restricted communities may bring you a higher rent. It all comes down to location, location, location.

Interview some full time professional Realtors and find one you are comfortable with. They will go over your specific goals in what you are looking for and help you find the best choice for your needs.

St Pete Beach area is very populated, hence the lots are on the small side. The closest one acre lot to St Pete Beach is $1.1 million. There is another vacant lot of $1.299 million near Clearwater. Houses in Pinellas, there are about 75 that have at least one acre ranging in price from $284k to $10 million. The closest house with at least one acre to St Pete Beach would be 3, ranging from $3 to $3.5 million on Park Street with open big water views of the bay. Further South there are some possibilities. A house I found near Sarasota with an acre or more was $675k and other on down near Venice was about $300k. Mind you, none of these is directly on the beach. I'm sure there is an acre plus on the beach somewhere in Florida, for a price. I can even show you well priced properties on an island ( no cars ) South of Sarasota. In order to determine what area is right for you, you must do some scouting. Tampa Bay area has much to offer, but if you are looking for a smaller town feel then there areas further down the coast that would fit that bill. that question nor heard anyone mention it. Most purchase and use part time going back North
part of the year. Others sell up north and move here. Then you always have some that
purchase and rent out, which on the beach you don't have too much trouble renting.

If you want to lease out the property I would recommend you look in St Pete Beach, Treasure Island and Tierra Verde areas. On a map it would be zip codes 33715 and 33706. Gulfport area in 33707 is also a possibility. It is very difficult to find a condo in the downtown area that will allow you to rent for more than one time a year with a minimum of 90 days. But the properties in the other areas are more tourist friendly and often will allow a 30 day lease and some will allow weekly rentals.

Since this property is also for you and your family I suggest you begin by deciding on your own search criteria: how many bedrooms, how many baths, do you want to be able to walk to the beach and restaurants or is it okay to be in driving distance, if you are going to have a car do you want a garage, do you need to be near a specific house of worship, shopping, food market, etc. Once you tell your Realtor this information you can then begin receiving listings that are in areas that meet that criteria and in your price range. Also be sure to let them know what your budget is for monthly fees. When you finally pick the condo then make sure it has a strong Board of Directors with a good reserve for repairs and unexpected emergencies.

There are still some wonderful opportunities in Gulfport. I have shown several properties in the condos there recently. It is important to see everything available on the floors and locations you like since the asking prices are not always representative of the property. I showed a magnificent condo that was completely updated along with one that had the exact same square footage and in the same building so there was a similar view and the fully updated property was considerly less than the other. Many of these condos do not have laundry facilities in the condo but there is a laundry facility nearby. ... more
