You do NOT have to have a rental company manage your rental for you but you may want to find someone local to help you out if something goes wrong....repairs needed, something breaks. Maybe a friend or relative you trust would be willing to be your "eyes and ears" here. Try it out on your own first and if you find it's just too much to handle, look into rental managment companies at that time. ... more

I tell my clients who wonder about having their home on the market during the slower sales months of November, December and January that they will see fewer showings, but that there is less competition from competitive sellers during those months. In any case, buyers who are out slogging through the cold and snow during those months are SERIOUS about buying a home. If you are a seller, welcome them with a well preped and staged home -- you just might make the sale! One thing is certain, your home is unlikely to sell if it is not on the market. In this challenging market, it takes patience, persistence and a good marketing plan to succeed.

Shaupp....Honetsly, it's a law of numbers. I'd do an Open now and in Feb.. What have you to lose? The more often you're open, the better your chances are of having some sort of traffic. The more people that seem your home, the more likely it is to sell. I agree with Aaron on SuperBowl Sunday, but not on Parade. There always seems to be good traffic out during Parade, and people are starting to think "moving" at that time! ... more
