Norma, without knowing the particulars of the exact piece of property you were inquiring on, odds are there were not sufficient comps that matched your exact search. In lieu of an exact match, other properties may be added as comps that are not exact matches. That detail is not insignificant, especially with waterfront property. You want to make sure that the area of your search offers consistent value regardless of whether the home is waterfront or not. Make sure the entire neighborhood reflects that home you are looking at. You don't want a $500,000 waterfront home backed up by $85,000 pre-fabs!

The building of new homes has definetly slowed down but, there are still an ample amount of spec homes on the market in St. Marys and Kingsland area.

property prices have really gone up.I built my home in 1998 for under $80,000.00,now houses in my neighborhood are selling at aprx $138,000.00 with some a couple of years ago going at $159,000.00.The newspaper said that they anticipate the area growing three times the size, so long term prices sound like they may really go up .... but who knows ... more
