Also, if you can swing it, it's a great thing to be able to close on your house before your lease is up. That's what I did last time and it's so great to have some time to spiff up your empty house and move on your own schedule.

We did the rehab at 532 fassen st. Myself, wife and kids found the neighborhood safe. The crime maps do not reflect actual neighborhood, rather certain house and or hot blocks.. However, the police services are of the finest. We they are called, their response time is very fast, and they come in many units.. I have not experienced the neighborhood as unsafe. And me and my family spent year in carondelet neighborhood... and the restaurant and shops are some of the safest along virginia and meramec. my family loves the national favorite the IRON BARLEY.. I think St. Louis Hills neighborhood has a lot of features your looking for. You'll find a vibrant community with people walking around the neighborhood. St. Louis Hills has Francis Park which is very vibrant and active. You'll also find great dining within the neighborhood as well as shopping and grocery stores.
St. Louis has plenty of neighborhoods that offer what your looking for but definitely consider the St. Louis Hills area.

I don't live far from there, actually just left the gym that's about 100 yards from the address. That is an older well established neighborhood. That house is deep in the neighborhood so not much traffic besides neighbors. If you look at it from a map view you will see that the neighboring street is Old Westbury. That is a very wealthy neighborhood of old money. Acre lots and 1/2 million dollar plus homes. I live in neighboring Affton, my wife and her family are from Webster Groves. I like the Grove and I used to live just south of there, but unfortunately you will find that area has a fair amount of crime. There is actually a good selection of grocery stores serving Cool Valley, Ferguson, and the surrounding municipalities. Schnucks Supermarket at 1225 S. Florissant Road is within walking distance of the home about which you inquired. There is a Shop N Save and a SavAlot close by, and Ferguson has a terrific farmers' market (www.fergusonfarmersmarket.com) at 20 S. Ferguson Road.

Abby if you are referring to the Visitation Park Area of St. Louis. Its a fairly decent area the crime rate has decreased but there are some specific blocks that are considered quiet or more "habitable" then other blocks. The area is named for the church and school that used to operate at the corner of Evans and Taylor Ave. I grew up in the area in the 80's and 90's and it was very friendly at that time. My mom still maintains a home in that area and people are still friendly that I've encountered. ... more
