If you manage to or have already found one, you'll need a purchase agreement. We ended up using a form we found online: http://www.free-legal-forms-online.com/buyorsell/
We opted for the Standard Legal option for piece of mind but there are also free versions available.

It can be done without a realtor...

I see your 63110 zip code. I watched that area go from warzone to utopia in 12 years. 3900, 4000 and 4100 Shenandoah especially. Magnolia has cleaned up. 4100 Shaw still needs a little work along with the intersection of Klemm and Russell. That is the going thing in the area. Converting the 4 units to 2 units and the 2 families to single families. There are some great conversions on Shaw. The 2300 block of Klemm and Lawrence had values skyrocket. I can go on and on about that area. If you have a good buy between Tower Grove, Magnolia, Grand and Shaw go for it. Recent there was a 4 fam in the 2300 block of Lawrence priced at $8x,xxx. It depends on where you stand in the contract. If the buyer has signed an agreement, ask questions of your realtor. He or she should be able to lead you in the right direction.
