I apologize we have false foreclosure information listed on our home details page. This data is provided to us from Zillow foreclosures and we currently do not have the ability to edit or remove the information that they are sending us.

Please be advised that I have created a request regarding the removal of the erroneous foreclosure information for your home on Zillow.

Once the status is removed from Zillow, it will automatically update to Trulia after 24-48 hours.

It is never really to soon to at least begin educating yourself about the market place you live in. There are may local real estate agents that I presume would be willing to share information and websites in your area, where you can monitor the activity, prices, and selection of available properties.

As your get closer to your time frame it makes sense to begin the process of actual property visits. I still have not met many clients willing to purchase or lease a property site unseen.

Depending on the turnover in your market place and the supply side of available property you should adjust your "lead" time accordingly. It usually makes the most sense for anyone, buying or renting, to be in a position to be able to commit to a property when they find something they really like.

Timing for this depends on your situation as well. If you are committed to a lease agreement and do not have much flexibility in your options to extend or terminate your current arrangement you will need to take that into account.

Finances are an issue that depend totally on the individual. Obviously, if your market is "tight" on supply and there are very few choices available, you may find it in your best interest to "overlap" your rental or purchase agreement so that you do not get stuck homeless.

In general, homes in this price bracket in St Joseph are selling quickly. We have transitioned to a seller's market for this summer.

Is offering $38k less than asking acceptable? Sure. But, depending on the value of this home you do run the risk of simply being brushed off by the seller in a market like today's. Again though - this is where a realtor's advice really pays off.

Unfortunately rentals are very tough in this area. Now we are moving into the prime season as well for vacationers which makes it even tougher. I do see however a 3 bed 1.5 bath on Washington for your budget. After that, nothing close or in area that is listed through the Southwestern Michigan Multiple Listing Service, SWMRIC.com. Seriously, what have you got to lose offering $45,000? They will remain silent and you submit a new offer that is higher or the bank will counter.

Until you submit a written offer the answer is ALWAYS NO!

Both areas are excellent choices. Saint Joseph has the charming downtown feel, while Stevensville still has that small town vibe to it. Both areas have multitude of subdivisions with many different housing styles to choose from. The most important thing is what you are most comfortable with. Moving to Saint Joe with new Jobs, I'm guessing you probably have either hooked up with Whirlpool or Lakeland. Both of whom should be able to provide lenders the type of information they need in order to help secure the loan. With no hiccups most lenders can close in 30 days. Depending on the income verification. That is most always the catch. If you are perhaps in the medical profession, there may be a better loan product out there for you. The big question is, What is your budget? In Saint Joseph, They current listings meeting your criteria run from $1400 per month to $2900 a month. Rentals are in high demand in the entire community plus surrounding areas. Also, June stars the busy tourism season making rentals even more expensive. The best place to search rentals locally is swmric.com and click the Rentals tab and search that way for the most current rentals by Realtors. There are many types of homes in the area you suggest like bungelows, historical, two-units, and such.
If the home is single family in good condition with ample parking, garage, and around 1500 sq. ft. you might consider $97./ft. This is just a generalization because each property has it's own qualities and conditions vary greatly.
I suggest you contact a Realtor. A good agent will do a detailed search on SOLD properties
that are comparable to the subject property you are considering.

Anna is correct. Your offer would be considered as a back up, should the other deal fall apart. Someone should have let you know there were multiple offers being considered, or that you would come in as a back up.
Hang in there if you have a little time, or see if you can submit a new bid if they have not approved the other.

Be sure your agent fully understands where the process is and if the owner has accepted the bid formally, or just sent it to the bank.
