I know that mold can be a problem for a lot of people. If it's a certain type of mold, then it's potentially dangerous and fatal. I don't want my kids growing up in a house that's killing them. The southeast neighborhood has started a new generation of younger homeowners, many who have started their home ownership in the entry level price range, in the classic neighborhoods near the river and schools and parks the area offers. This neighborhood offers easy access to the University, downtown and to commutes to the metro, and points east and north.

Areas such as Royal Oaks, Oakwood Heights and Sterling Heights offer newer, more upscale homes with more amenities.

As the average age of home owners decreases, the reasons for selling may change. One family with young children may want more land and less traffic, and will begin looking for a home in the country with a few acres. Getting a bigger, and newer home, with more amenities is often the reason for a move. The neighborhood offers a diverse mix of apartments, townhomes and single family homes of every size and price.

Eagles Landing is a development in development. It has a pool and community center, and has excellent homes/standards. It has homes comparable to many other excellent properties in the St. Cloud area.

The difference between properties by railroads and properties by interstates is that some people actually like trains. It may not be a lot of people, but it's a huge number compared to the folks who desire a freeway location. ... more

What about it? Happens all the time you just need equity- Sheriff bid needs to be lower than appraised value.

If the property is "redeemed" then there is no rule stating you can't stay in the home (this often gets discussed because short sales do NOT allow the homeowner to stay in the home whatsoever). It typically is done by a rent-to-own. Expect the investor to want $10,000-$20,000 profit upfront. This may not be too bad if you don't plan on selling anytime soon, because Realtor commissions and currently 3% seller paids make this a wash. That is one way to think about it.

It just depends on every deal. There are also methods pre-sheriff sale too. Investors need to make money, but the great ones in Minnesota want win-win situations with the homeowner. The reputation means everything. I just had one potential client move with an investor instead of selling his home in redemption.

This is a question with no answer. Avoid the areas you don't like and look closely at the areas you do like. Legally, we--agents--can't tell you where to avoid.

I just have my clients drive a neighborhood after they identify a house they like in my e-mails. If they like the neighborhood then we look at the house. That's basically it.

It doesn't matter what you think it's worth, Aaron - what matters is: can your buyer find a better house for $86,000 or $89,000 or $95,000?

If this is the best house they can buy for $86,000 - it should be worth at least that much to them. If this is the best house they can buy for $95,000 - they shouldn't expect to get it for $86,000.

St Cloud is a fine area - a great small city with all the big city amenities close by. The state college is a dominant influence as are the nearby private colleges. All have a great economic and development influence as well. A new study shows that the mid-career median salary for a St Cloud State grad is nearly 70K per annum. I am sure you will find the neighborhoods family-friendly with schools of all types close by, If you like, be more specific about what you mean by an american school and I will try to be more precise in my answer.
