Yes I have since found out that if you are unlucky enough to be the one paying the back taxes on an abandoned property with run away owners, regardless of your tax id to be first in line owner, or how much you have invested in back taxes on the land you are caring for, it is over ridden by a sheriffs sale. This neighborhood offers easy access to the University, downtown and to commutes to the metro, and points east and north.

Areas such as Royal Oaks, Oakwood Heights and Sterling Heights offer newer, more upscale homes with more amenities.

As the average age of home owners decreases, the reasons for selling may change. One family with young children may want more land and less traffic, and will begin looking for a home in the country with a few acres. Getting a bigger, and newer home, with more amenities is often the reason for a move. The neighborhood offers a diverse mix of apartments, townhomes and single family homes of every size and price.
