If you receive cash / checks, are you depositing the same exact amount every week / month into an account? This way your bank statements will be proof of your income. If you don't deposit the same amount weekly, how will you prove your income? Another issue is if your employer is willing to write a letter confirming you are employed and how much your income is.

You may have to wait until you file your income taxes and show your 1099 before you can buy a home.

Quality of work is there. They'd promise you moon until closing. After closing and warranty work really sucks. You can't get anyone to do anything for you. There were many minor issues prior to closing, as I said, they promised it'd get done before closing and they were not. When we called and send emails, we were told to contact warranty department. Guess what. You guessed it. NOTHING has been done. If you want get it right. Let them finish everything prior to closing. I hope these comments helps future buyers. ... more

The issue might be not having stable predictable income as an independent contractor. And the title must have been transferred out of your name a full 3 years ago. And Chapter 7 completed over 2 years ago.

Yes, remember with USDA the location of the home is what's important - not the seller. Just make sure the property address is eligible .

Ask your Realtor this question.
I am not from that area but will say the market in Florida is doing very well now.
If you have it priced right and shows well you should be under contract in 0-30 days.
However property does not sell on its own. Simply sticking a sign in the front lawn and posting on a 3rd party site just doesn't sell property today. Realtors have access to great marketing, it more important then ever in this market to hire a Realtor to sell your home.

Good Luck
