Vilano Beach is an unincorporated area of St. Johns County just outside the city limits of Saint Augustine. Because it isn't in it's own official town the postal address is the nearest city Saint Augustine. That lot is in the North Beach section of Vilano which is a beautiful area. I work closely with a builder in the area and would be happy to give you an idea of what it would cost to build you a house there. Let me know if I can be of any assistance.

Generally lenders don't count equity in your qualifying since they are concerned about cash flow
to be able to make the payments. If she is expecting to purchase a new home and get a mortgage
she really needs to sell her current home. Unless you have VERY high income lenders rules
make it very difficult to qualify for a second loan if you already have one.

The community is part of Palencia. The community offers a lot of amenities and is an easy commute to both St Augustine and Jacksonville. There is a condo fee in addition to the homes owners association fee. There is also a CDD (Community District Development) Tax. Yes, the amount is correct. Great questions! As to the condo market, there are currently more than 59 active listings that may appeal to an investor priced from $59K to $120K. Within the last year more than 207 condos have sold within this price range. According to the St. Augustine, Ponte Vedra and the Beaches Visitors and Conventions Bureau, occupancy rates and revenue from overnight stays has increased for the last 4 years. Also, revenue from room rentals went up 9% and average daily room rates up 6%. Overall, hotel occupancy hit a 5 year high in 2013. St. Augustine has also been named a top travel destination by USA Today and National Geographic Traveler.
As we enter the travel and buying season I will share this.... when I ride my bike to historic downtown, the streets are already buzzing with happy faces,( there are a few lodging and business opportunities active downtown) and the influx of buyer calls from folks that have endured a very harsh winter are coming in daily. I hope this info will help out with your questions and there is more data to support the growth and popularity of St. Augustine. You are correct in that there is a lot of activity in Deerfield Trace. The new builder in that development is Richmond American. Previously lots were for sale individually with the option to bring in your own builder. The subdivision where the home is located is Heritage Landing on the west side of St Augustine. Currently the Elementary School is Wards Creek which is a B school, Pacetti Bay Middle School which is an A school and Allen D Nease High which is also an A school. To answer you question the condo fees in the Conquistador complex are $275 a month and you have a master association fee for St. Augustine shores which is around $30 a month These condo association fees cover the insurance for the property, the maintenance on the exterior of the property, common ground maintenance, the 3 pools and tennis courts maintenance, cable, termite bond...
