Hi Allen,

You are correct in that there is a lot of activity in Deerfield Trace. The new builder in that development is Richmond American. Previously lots were for sale individually with the option to bring in your own builder. Here is a link that will connect you directly to the Richmond American site with the floor plans and pricing they currently offer:

The St. Augustine Shores is a large, well established community located off US1 South. Close to shopping, schools and just 15 minutes to the beach. The Shores community has a range of homes consisting of smaller modular homes in the front, concrete block and frame homes in the mid-section and larger newer homes on the south end in Tuscany Village.
Captains Point, a section developed in the 80's has average 1500-2000 square foot homes ranging from $169,900- to $189,900 ( currently).

I have close friends that have resided in Captains Point for over 15 years and like it very much. It's quiet and there are sidewalks for walking, biking etc., as well as several community parks.

You can join the Riverview Club and have access to the community poo,l however it is not required. The mandatory HOA is currently $26.50 per month.
I hope this gives you a better ideal of the Shores and Captains Point.

The law will vary widely from area to area, city to city, state to state. You will need to look for what applies in the specific area the rental is located. Most municipalities will require it as it is a safety issue. If the law does not require it, you should still recommend it or require it of your private owners to protect not only them, but you. ... more
