You should never subscribe to RealtyTrac. All the legitimate properties are available for free from any Realtor. For FREE.

Besides, RealtyTrac lists plenty of properties that aren't available and that no one will every buy.

Unfortunately for me, I managed a trustee operation for 4 years here in AZ.

You can drive by the property and there should be a "Notice of Trustee's Sale" posted on the home. That notice will provide you with the date and time of the sale, as well as the name and number of the Trustee selling the home.
Just know that there are times when the current owner will do something to postpone the sale, i.e., file bankruptcy, file an injunction, lawsuit, etc.
