Better than more pics how about going to the home for a showing? I would be happy to set up a time to show you the home. The list price has just been reduced $10,000. It is now $285,000 and the sellers are offering a home warranty.
The home is located near Hwy 50 which makes for a quick drive to downtown.

Regional Transit has two nearby regular bus routes on Howe Avenue which is the eastern border of Campus Commons. One route continues up Howe Avenue and down and west, I believe, to a main transfer center at Cal State Sacramento. The other route goes up Howe, east on American River Drive a short way, and then north on Munroe which becomes Fulton Avenue. There are connections to light rail on both routes.

I would also note that Safeway, CVS, cleaners, restaurants, and banks are all within one block or two from the eastern edge of Campus Commons - an easy walk. A little further are more restaurants, the upscale Pavillions shopping area, Loehman's Plaza, and Borders' Bookstore.

Are you asking for the name of the HOA management company or specific HOA info? Specific HOA info can only be obtained by requesting it from the management company and there is usually a fee involved in odering the documentation.

The name of the HOA management company for the property usually comes from the seller or from a prelim from title once escrow is open. I am not aware of any site or source where you can readily go to research that info. Perhaps someone will see your question and know off hand who the mgmt co is for the development.

I used to commute from Downtown Sacramento to Citrus Heights (close to Roseville border) in the late 80's.

Back in those days, it only took 14 minutes to make that drive. Nowadays its about 30 minutes and longer during rush hours.

Hi Jen,

You can map a route from an area of town to a specific address downtown using I agree with Stephanie and Jim; it is difficult to suggest specific areas without knowing more about what you are looking for in a home and your price range. The closer to downtown you get (East Sacramento, Land Park, Curtis Park, etc.), home prices climb. However if you live in an outlying area, prices tend to be more affordable. Different areas also represent different styles of living...

For example, if you are coming from Arden & Eastern - you could take Bus Line 29 at 7:13am in the morning, and be downtown at 7th & H Streets by 7:34am with no transfers. Within walking distance from Arden & Eastern, there are homes that range in price from $305,000 - $1,249,000.

You could try to "reverse" engineer this a bit too. Where downtown are you trying to commute? You could determine what the local bus line stops are, and backtrack what areas those lines stop in.

Areas of the city and suburbs have public transportation (light rail, buses, etc.). Downtown Sacramento is probably the easiest to navigate without a car. I would definitely plan on keeping your car. ... more
