I am wanting to know, There is a home that I love that is going at a online auction. Next month I would have to get a hard money loan. What are the guidelines for applying for this type of loan how longs does it take to get approved.

Are you looking to sell your current investment property and buy another investment property? If so, look up 1031 exchange and talk to a 1031 exchange company BEFORE you sell.

Sounds like you haven't bought this house yet? So ask yourself, is it deterring you from wanting to purchase it? Depending on the neighborhood those can be a common occurance so anyone looking to live in those areas "shouldn't" have a problem with them but I'm sure there are some people who would prefer not to have that easement on their property. ... more

question i just bought a duplex on the 19th of this month i have 1 tenant in one of the units that was there when we bought it they said they didnt have a contract with the previous owner and that they pay on a month to month term . I like to have my clients get an inspection about 10 or 11 months after you move in. This way, if anything comes up, you'll still be under warranty and can go back to the builder with a list of items they need to correct. For the walk through, that really the time for inspection issues. It's usually an opportunity to "blue tape" things that they can fix easily (cosmetic issues usually). ... more

Hello Jonathansumrall40, do you have 10-15% down for a non refundable deposit and fees? These types of transactions can be costly, risky and never close so you have to beware. Why are you inquiring on rent to own if you may qualify to buy to own?

Do you have a BK, short sale, foreclosure or deed in lieu in your recent past or have low fico scores? Do you know what your credit profile looks like? How much do you want to invest towards your down payment and closing costs? How much are you paying in rent and what is the maximum payment you are looking to achieve?

Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

You will need to gather some documentation such as paystubs, bank statements, last two years tax returns, copies of drivers license and social security cards for each applicant.

You may qualify FHA from fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down up to 424k. You may consider 3% down conventional from a minimum 620 fico score or even 5% down conventional with NO Mortgage insurance (Lender paid MI) up to 424k.

You could consider a down payment assistance program such as CalHFA or Sapphire Grant which can cover your down payment and closing costs. You may close with minimal out of pocket expenses. You may consider the CalHFA from a minimum 640 fico score and the Sapphire Grant from a minimum 620 fico score up to 424k.
