The truth is realtors are prohibited from giving opinions on neighborhoods, schools, crime, etc. because it violates the Federal and State Fair Housing laws. This explains why the realtor below did not answer your question directly.

Your best method is to visit the local police departments and get first hand information about crime and neighborhoods from them. Call their non emergency number and explain you are relocating. As for schools, take either the morning or afternoon off, speak with school administrators and more important speak with parents picking up or dropping their kids off. Parents love to talk about their kids schools. You can also call the school, leave your contact information and ask for a parent to call you back.

As for getting information from websites - use it as a guideline but it's never 100% accurate.

Trulia gets their crime info from Spotcrimes.com and crimereports.com so you are better off going to them to get it corrected as Trulia doesn't have the ability to correct those websites. ... more

I am right there with you about values found online. Lets say there was a beautiful double wide on a one acre parcel and right next door a 2010 frame built home with pool. If the lots same in size and interior footage exact same, than the online probably are identical. So if you have a tract one home has all the upgrades and the other bought no upgrades the online pricing will be incorrect. The one who calculated the formulas did not consider the age of the home and quality. Its simply a mathematical equation, which is why lenders and realtors still need to be in person to give correct numbers. The AVM method (which lenders are now using includes more data) but here again if your subject is newly constructed or simply stated is just far better than its comps well that number will likely be low. Also consider if that local market is in flux, either moving up or down in a short period of time, online numbers will be incorrect. ... more
