Rsofio, if you are trying to establish value then you have to only compare to duplexes. And the value is also impacted by current rent schedule as investors give value to cash flow. Trulia/Zillow or other generic sites are frequently marginal in establishing value of cookie cutter tract homes, but definately could be off substantially when it comes to multi-family. ... more

When Trulia Voices was first conceived, we imagined a place where anyone, whether a real estate professional or an area resident, could share information, experiences, and advice about the home buying/selling process, and about local areas. We included the Crime and Safety category with the view that locals in the area who are not professionals would be able to provide their perspectives about these issues.

As others here have already indicated however, many professionals on our site do a great job answering such questions by pointing interested individuals to resources they can use to find the information they are looking for.

Thank you for reaching out to us about this. I'm sorry for the confusing answers that you've received. Many fail to realize that only listings that have been submitted to Trulia manually need to be manually refreshed within one's My Trulia account.

I've checked your listings and it appears that our system classified some of them as stale and thus filtered them from our display. This filter occurs when listing information hasn't changed or updated in quite some time. I've done my best to identify those listings and add them back to our display and I anticipate that they will be live on our site once again within approximately 24 hours once our site data is refreshed. Please review your listings after that time and let us know if any are still not live that should be so we can investigate further. You can post that information here or you can contact our Customer Service team directly via the link below.

What mortgage company are you with? Most successful loan modifications I have heard of involve fixing an adjustable interest rate, or extending the duration of the mortgage (like from 30 years to 40 years) to decrease the payment. I have only heard of one person who has successfully gotten a lender to reduce the principle balance of a loan, and that particular loan was a HELOC in 3rd position.

Certainly does not hurt to ask your mortgage company for a modification, but given that you owe $190k, even that amount at 4.5% interest over 40 years comes out to approx $1,083/mo (with principle, interest, taxes, and insurance), which is about 54% of your income.

Hello this home expired on 9-6-2007 after 182 days on the market. It was listed at 236,000 then reduced over time to 219,000. It was also listed prior to this and expired after 99 days on the market. I have my opinions on what hurt this listing in regards to marketing.
