Hello Laura, the 2bd 2ba apartment rentals in 95831 zip code of Sacramento start from $975 and up. If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve you can be emailed listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

You should study RENT vs BUY options as you may qualify to buy with minimum out of pocket expenses and pay less than rent in many cities. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

Beware of the many rental scams out there these days on all sites. The scams are on all of the rental listing sites except one that us agents/broker use such as mls, multiple listing service.

You should not give anyone any funds or personal information without confirming with a licensed agent/broker or management company to find out whom you should be dealing with and the status of any address of interest.

You may qualify to buy FHA with fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program. You may consider 3% down conventional from a minimum 620 fico score.

You will need to be pre-approved if you decide to buy to be able to meet an agent to view and submit offers on any homes of your choice. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, home price, loan program and how much you want to invest into the down payment and closing costs.

You may qualify to buy with minimum out of pocket expenses and pay less than rent in many cities. It only takes a few dozen questions to qualify, go over your options and email you listings to study and compare. Don't buy the hype! look at Crime mappers website for the real truth! I have lived in River Park and Land park for years and North Oak Park, Curtis Park post office. Most of the people here are not renters maybe 20% and they are McGeorge students, Med center is more medical.
The aras as safe as any area in Sacramento if you can put down the cliches and just look at the stats

Much more crime in the "better" areas!

I was very lucky to have grown up in the Sacramento area. The neighborhoods are very nice and developed with big green trees. The public education system is very good. Sacramento has prominent athletic teams such as the Sacramento Kings (NBA) and The Sacramento River Cats minor league baseball team. Another great thing is the bus transportation which takes you anywhere in the Sacramento region. Sacramento is where the state capitol is located it lies in Downtown Sacramento. One can jump in their car and approximately driving two hours either way you can be in
San Francisco:The Big City- Napa:The wine Country-Tahoe:Skiing and gambling- Monterey:The beach and the famous Monterey Fish Aquarium among other fine excursions. Sacramento is a great place to live.

Healthcare, Tech (Intel, HP, Oracle), Grocery Store Chains (Safeway, Raleys/Bel Air, Nugget Markets, Whole Foods ect ect) we have a handful of upper end Retail Centers/Malls that are big employers in the greater sac Area for retail. Food Services. Several well established Car Dealerships employ a large number of sac area residents. Every investment chain I know of (eTrade, Merrill Lynch ect) and many private firms thrive in our area. Several power house Legal Firms have made Sacramento and surrounding areas home to their offices.

And as you mentioned a majority is a Mortgage Banking/Real Estate/Builder based economy. All of which have made our Sacramento area one of the few BUBBLES in our country that have got back on track since the 2007 collapse and have formed a stable market place that allows ALL industries in our area to prosper.
