If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve you can be emailed listings to fit your search criteria. The purchase in 95838 zip code of Sacramento start at 129k for 3bd 1ba single family home which is as low as $650 down payment with a minimum 580 fico score @129k.

You will need to be pre-approved if you decide to buy to be able to meet an agent to view and submit offers on any homes of your choice. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, home price, loan program and how much you want to invest into the down payment and closing costs.

You may qualify to buy FHA with fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program. You may consider 3% down conventional from a minimum 620 fico score. You may consider the USDA Rural Zero Down Payment program for rural home purchase outside of city limits with a minimum 580 fico score. Trulia is only one site that uses the information on the tax records. Contact your county's tax assessor. There is a way to have that information corrected pretty easily.

By mentioning the 'code' word, your best bet is to talk to the local building department. A window, a door and a closet are what we assume. But I also know that electrical outlets are supposed to be laid out every 6 feet and so far up from the floor. I don't know if it has any restrictions on distance from studs or any of that. Our clue is if the room is a permitted bedroom, it should be reflected on the tax assessor's description of the property. We all know how inaccurate that could be...

Most realtors assume that a room, with a closet, can be assumed to be a bedroom - with or without permit- when describing a home.
