Hi Zack,

It is possible to purchase a property within your price range, but it will a complete rehab project, which will cost you at least double your purchase price to fix it up in order to make the property livable. $24,000 is a down payment for most home buyers & not the actual purchase price. When you do find a property that cheap, there is a 99% chance that something is wrong with it & possibly a complete rehab project , meaning that the property is not livable & will require more cash to fix it up.
