Typically speaking you should go down to town hall and find out what the town knows as the square footage. If you believe that the square footage is wrong you may hire an appraisar or provide documents to the town showing different square footage.. At that it would be up to town how they would like to proceed.
In the town of Rye Brook, the assesor has property cards that they believe to be accurate. But as you might imagine, information is either reported wrong or their could be mistakes. Several years ago the town changed their taxes to full market assessment based on hope that these mistakes would be caught and that people would pay equal taxes for like kind valued properties. Many people only go in when the town has a higher square footage than the home really is in hopes that they will lower their assessed value and hope for a reduction in taxes. Good luck.

The Multiple Listing Service makes the rules, not everyone follows them. Square footage should be Heated, Above Ground, Living Space, so traditional basements would not be included, some raised ranches the lower level would be considered.

Sometimes owners want to list finished basement square footage, I don't recommend this at all, I would rather potential buyers pleasantly surprised by extra space than annoyed by basement space.

The MLS is looking at clarifying the rules on this, but it is fairly difficult to get consensus.
