Also the property is extremely affordable compared to our other nearby Mtn. communities . With the new Tryon International Equestrian Center just one exit from Rutherfordton . we are all ready seeing tremendous growth! Did I mention the weather is Phenomenal! Carol - While the roads in Western North Carolina (Asheville and west) have curves, they are not what I would call difficult. And believe me, you get used to them! I live west of Asheville (Waynesville) and take Rt 40 to Asheville with no problem. It takes me about 30 mins. So the major highway system is good and getting better as they finish the new road at Rt 40 and 26S.

Many of the side roads are maintained by the state and they do a pretty good job! The only time I've had problems is in the winter and then you just stay in until the sun comes out and melts the snow!

Hi, Teri: I know you asked this question over six weeks ago, but I've just now found it! I actually work in the McDowell and Burke County areas, so perhaps I can help you.

First, you ARE better off buying a stick built home, all things considered. But buying a manufactured home can be a good idea depending on lots of factors -- what price range you can afford, the age, quality & location of the home, how much total living space you need (not just want), whether it's on a permanent foundation or just underpinned with vinyl skirting. Daniel's answer below is absolutely correct. Manufactured homes are MUCH better built these days, and, just like in stick built homes, there are different qualities of construction, and the future value of it will greatly depend on how well it's taken care of. Manufactured homes are abundant in this area, and right now, there are quite a few deals in the Morganton area that are (unfortunately) foreclosures, so you can buy a nicer, bigger manufactured home for much less than you can buy a stick built. From what you have indicated, the property is located in the county and not in city/town limits. What many folks on this forum may not knwo is that the count of Rutherford does not have zoning - period. We are a typcal rural community but have no zoning in place outside of city limits.
