I use a couple of local lenders who can work with 620 or higher credit scores. It's going to depend on more than your credit score. Job history, earnings, etc. all come into play. There's no need to pay for "credit repair", you can do that yourself by getting caught up on payments, reducing outstanding debt, limiting available credit, etc. ... more

Pre-approvals may only be good for a given period of time, depending on your lender. As long as nothing changes, it's no trouble to update your pre-approval if you need longer to find your home.

Your post is tagged for "Mufreesboro, TN". In this area inventory is currently low. So, I would schedule your lender interviews now. Once you have your credit/lending situation in order, then start interviewing agents.

Depending on your price range, type of financing, size/type of home, etc., you could close in 3-6 weeks. For your peace of mind and lifestyle, I'd start looking in February or early March. It's possible you could get under contract before your lease is up and have to pay an extra month's rent, so prepare for that. Bidding is competitive and inventory is low, but not putting an extra timeline contingency into the offer is an easy way to make it more attractive. Your Realtor should be able to help you through this one step at a time.

My favorite thing about Smyrna is that it remains a very friendly place to live and work.

I've lived in Smyrna for over 10 years now. So, I missed out on the pre-Nissan years. Still, it's been growing every year since I've been here. It really is the friendliest town I've ever lived in.

The food and shopping choices have increased. It's still centrally located - Murfreesboro and Nashville are easily accessed. The Avenue is just a couple of exits down I-24, and as long as you avoid rush hour, downtown Nashville isn't much farther away.

Traffic - it's not a huge deal at this point, except at specific bottlenecks at the worst times. Smyrna has 4-lanes both circumnavigating and bisecting the town - good for a town of this size. Rarely is traffic backed up on city streets. The interstate heading to Nashville at rush hour - that's another story.

Please report any incorrect listing to Trulia, Zillow, etc. I agree that incorrectly listing a property is a waste of everyone's time. It's also a violation of the terms of service of the website.
