Have you spoken with a mortgage rep regarding your purchasing power? According to current inventory, a 3 bedroom home in Rutherford is averaging at about $2500/month. Considering a one month broker fee, 1.5 months security, and first month's rent-- this puts you at almost $9,000 up front.

If you qualify for an FHA loan, this only requires 3.5% down, which based on the current average list price, is not much more than your up front costs for a rental. For example, I currently have a 3 bedroom home listed in Rutherford, and a 3.5% down payment would require something in the range of $12,000.

Hi Damien. According to the listing broker's website, the property on Orient has $262 in maintenance fees. The property on Hackett appears to no longer be available. There do appear to be other Rutherford condos that are in your price range. I grew up and currently live in Rutherford and would be happy to help with any of your real estate needs. Hi Needhelp, The first item to check is a full credit report that was run recently in the last 30 days. A loan officer will research by the credit report which year and month the foreclosure (120 days past due) has ended. At that point you will add three years to when you can obtain a mortgage with a bank, i my 8 yrs as a loan officer i dont know of any bank that will lend on a residential property with a foreclosure on credit report before that time period. The only options would be to use another persons credit or if you want to buy a commerical property (5 family property or higher) you would need at least 30-35% down and the loan would be by a "hard money" lender. They would charge points (5-10 points) and the interest rate could be 10-15% and the loan is not often a fixed rate, it often has to be refinanced in the future 5,10 and 15 yrs down the road or you can pay it off in full. Flood plain homes usually sell for less in any town than non-flood plain homes and they can be more difficult to resell. There are exceptions like some of the homes on the Hudson River with spectacular views of NYC and the GWB in Edgewater. However, in this area, a premium has not been placed on homes with river views.

Is there a particular home that you are considering? An unfinished new construction in Rutherford is on short sale and is set on the river. It is built on pillars to protect it when the Passaic washes over its banks.
