It's going to be hard to predict due to the age of the home and the unknown insulation upgrades that may have been done. If nothing has ever been done, it's going to very leaky and the bills will be high. If there are upgrades to the ceiling, floors, walls and windows, the bills could be comparable to newer homes, but not brand new ones. ... more

Eric, have you considered Hallvsville? It has a highly rated school district, is small, close to I-20...yet is only 10-15 minutes from excellent healthcare in Longview. I do not work in your area, but our contracts are 16 pages long and another 12-15 pages of disclosures. There is a reason they are long.... you probably CAN do it yourself, but... it may cost you a hole lot more in the long run. Usually an attorney will draw up the contracts for fairly reasonable fees and the buyer and seller can share the cost.. or either party can pay for it. No one can say with any certainty. We all wish we had a crystal ball and know, but our economy is going through so many ups, downs and inside outs that it is truly anybody’s guess.
Talk to some local agents about the trajectory of your market. Are prices going up, down or staying flat? If the trend is down, waiting may cost you money.
Your local agent will also be better positioned to advise you of your local market dynamics. In the NW, where I live the winter market really drops off due to short wet days and holiday distractions. I might guess that a winter market in AZ may be different as snow birds and their guests come down to escape our wet gray days and find a home like yours desirable.
