Unfortunately, Montgomery County is not offering tax abatements on new constructions at this time. If you plan to use a home in Montogomery County as your primary residence, then you can apply for a Homestead Exclusion to reduce the amount of your school taxes. The amount of this exemption varies from year to year.

You can work it ouit with your landlord to have a portion of your rent go towards building your initial investment if you choose exercise your option to buy. My name is Jason Corropolese and I am a Realtor out of Royersford and surrounding areas with my office located in pottstown, PA. I have lived in the Royersford area my whole life. There are several good and reputable builders in the local areas. Toll Brothers is an excellent builder but can be a little higher in price. Berks construction builds a very nice home and the price is right if you can find a berks construction home. I have also heard very good things about Sukonik Building Companies. They are all good it just depends on what you are looking for.

You have to look at several different houses built by different builders and see what types you like. You are the one who has to be happy with your choice. SOme builders offer better incentives than others and you have to keep in mind that when you walk through a sample model a majority of the things you see are upgrades and can be very costly. If you are looking to be represented by a realtor they must accompany you on your 1st visit and while touring the homes ask a lot of questions so you have a great understanding of what you are looking for.

If it sounds too good to be true, it probably is. If there were foreclosures out there for $2000, and that was all that was owed either someone would snatch that up right away or the owner would really be stupid to let their house go for $2000. My guess would be that it's probably a starting bid to grab attention and get a lot of offers. Land value alone would be worth more than $2000. ... more

$417,000 is the maximum mortgage limit for a one unit Fannie Mae/Freddie Mac in all PA counties except Pike. You can check the maximum FHA mortgage amount on my web site. Go to the FHA tab, then click on the FHA Loan Limits link. HUD/FHA does not have a maximum sales price, but a maximum mortgage amount. The seller can pay up to 6% of the sales price for closing and prepaid costs. However, if the closing and prepaid costs turn out to be 5%, that additional 1% will revert back to the seller.
