We want to buy a foreclosure home for our son with the agreement he will pay for it. At first, we were going to take a mortgage on it but then we decided to pay cash for it. How can we do a Owner financing with him so that the house will be his and he will basically be making the payments to us? and will there be penalties for doing so. Its not a gift, he is young and not able to get a regular bank loan. ... more

I would recommend an attorney. There are a couple good ones that I can refer. Let me know if you still need help.

Time to start foreclosing and do it all again! Hopefully you got a sizable down payment to make it all worth your time. Luckily you are in Texas and foreclosure is pretty simple and quick. Talk to the lawyer who drew up the paperwork on how to proceed through foreclosure to protect you.

Best of luck and let me know if I can be of assistance on your next sale.

Unfortunately Nanci,

You won't find many properties eligible for USDA financing in Round rock. You will have to go east of 130 or north of 79. Some of the Round rock eligible communities are: Legends Village, Estates at Settlers park, Sienna, Paloma Lake and Valley Vista. If you want to be closer to Round Rock center but don't have money for down payment, you may want to consider applying for a down-payment assistance grant.

Please feel free to give me a call, to discuss eligibility for the DPA programs.

Good luck with your search and best regards,

E. Lee

Not common - most lenders require the appraisal - but a lender can answer your question!
