You've probably noticed a reduction in the number of "for sale' signs throughout Rotonda in comparison to this time last year--that's because the inventory has been reduced due to a number of factors. Sellers who have come to terms with the current market value of their home, and have priced accordingly, have seen activity. Very low mortgage rates, tax incentives and great prices have encouraged buyers to jump back in again.

As a seller in today's market, be ready to compete for the attention of savvy buyers who have the best cards in their hands. You'll need an aggressive marketing campaign and a reasonable price. Interview a few agents and they'll be able to give you their opinion of what price will bring your home the most visitors. Ask each agent how they plan to market your home to bring the most interest. It is very important to give each agent the opportunity to view the inside of your home prior to offering you their opinion--I do not feel it is ever possible to give a true assessment without knowing the condition of the inside.

I just spent two days with a customer showing land in Rotonda West. There are great deals now. People are shopping and there is a lot to choose from.

Just sampling White Marsh and Pine Valley, the sections with the newest homes, we see:

131 active in White Marsh and Pine Valley. Median asking, $49,900

10 Sold in the last 6 months, $22,000 - $85,000, median $33,333.

Here are report links to active and sold listings so you can compare your lot to these. Each lot has some different attributes. There were adjacent lots on Tournament that sold for $85,000 each. I guess the guy relly liked them. There is a waterfront lot on the same street asking $21,000. People ask what they want and buyers pay what they think it is worth. To have a realistic chance of selling you must be competative in your pricing. Unless your lot has something that will set it apart, it would not get much interest if listed above the median sold price.
