Peachtree Corners is a charming area in West Gwinnett County. Centrally located between the two areas of interest, it is the county's newest city, is bustling with planned and new developments and is also convenient to the interstates, the City of Norcross (where there are lots events planned through out the year) and more. You didn't ask about schools. Norcross High School is not my favorite, but there are plenty of other school choices nearby.

We live in this perfect area zoned for Lassitar (one of the best schools in Metro Atlanta) and are only about five-ten minutes from Town Center Mall, yet our two neighbors have 50 acres each of only horse farms, and the person across the street has 25. It is beautiful and is about a minute from a Walmart and ten from a mall. There is plenty of property for sale here including our house next door that we own. You should try it out; it's pretty nice.

Repair and retreat bonds differ from company to company. There are some companies that allow a quarterly payment for the bond without a yearly renewal - you pay the quarterly fee until you cancel. Some companies expect a one time lump sum up front then a smaller amount on the anniversary date every year for (usually) 4 years. The prices vary based on the system used - in ground bait systems or simple spraying and granular bait. It pays to shop!! Also important is whether it is transferrable to next owners. A commercial bond for a townhome community will vary as well. A single family home bond can be $400 to $1200 with renewals starting at $50 to $195. ... more

One of the fastest ways to drive from Roswell to Atlanta is to take 400 and drive South, when you get to the toll, then pay fifty cents. If you leave before 7:30 a.m. you can make it to downtown in about half an hour. The other way to get from Roswell to Atlanta is to drive all the way down Highway 9, Roswell Road, driving through Sandy Springs. If you stay in the middle lane all the way down you will be on Peachtree which goes all the way down into downtown. This route has several lights and may take 45 minutes or more. ... more

Carol B is indeed a street located in Riverside Park in Roswell 30076 (Fulton C.), and is a small gated upscale development built by a variety of mostly small custom builders from 2003 to 2013. This neighborhood is not remotely similar to Highland Pointe in East Cobb 30062 (Cobb Co), but is similar to Grove at Highland Pointe - a small enclave of upscale homes in Highland Pointe in a similar $800K+ price range.

There are currently two homes for sale in Riverside Park from $650K to $900K.

Yes, at Roswell Park at 10495 Woodstock Road just east of Crabapple Road. It's a large park with wonderful amenities. You can spend the entire day there!

I've been a season ticket holder for the Thrasers (NHL) since they were created, they play right there at Philips. When Jupitor aligns with Mars and the Sun is in the 7th House (and of course it's a dry weekend, no construction, no accidents, speed traps or events)....I can highball and shoot it in about 35-40 minutes to the Crabapple area. My office is off Roswell Road (120) in East Cobb and I can do in about 5-10 minutes less as it's closer to the highway. I'm also an appraiser and spend many days in the field - I've had the same run go 60-90 minutes....

It's a two step dance - side roads then highways. Don't forget to factor in school activity, that will cripple times. If you leave early before that (by 0630) life is easier....if you say 45-60 as a rule you'll be reasonable - it's all about timing.

I have lived West of 400 in Roswell for 17 years. I think the traffic is lighter on the West side of 400. When I head south during rush hour, I don't go East to work my way South. Instead I take Woodstock Rd. to Canton Street and then get on Hwy 9 (Alpharetta Hwy or Atlanta St. among other names). I will take up 400 south at Northridge where it seems to break up (unless it's rainy or there's an accident) I am sold on the West side of Roswell. You are near the downtown area and plenty of parks and shopping. The Roswell Area Park on Woodstock Rd. is one of the nicest in the Atlanta area. I love the restaurants and shops on Canton Street and the "small town atmosphere". The schools are great and there are wonderful neighborhoods like Wexford,Devereaux Downs,Wildwood Springs,Brookfield and Edenwilde to name a few. Best of luck in your search.

I'd suggest staying east off 400 if that's where you'll be working, crossing that twice a day is murderous. I think Lee is very optomistic and maybe numb to the traffic :) I know it's an adventure getting in and out of that office.

I'm out all day between appraising and selling and I definately time my 400 crossings as every one of them is a choke point. Just my two cents

There is no deal, the community has excellent location but is an older one. Like many older communities throughout north metro Atlanta it has had to compete with new construction so development values have slid. SMART data (used for appraisal analysis) shows a May 07-May 09 development drop of about 5%, not bad overall. The overall marekt area for this community is actually rising since fall and about statistically even with levels from Jan 07.

In short, Saddle Creek has excellent location desirability, is a community offering space and large lots and offers a good value for the dollar. The downside is that most homes are in need of updating, design features are not as those in newer homes (high ceilings, open kitchens, two story ceilings) and some buyers just prefer newer.

I've not had any issues appraising and selling in there, I recommend the community often.
