You may consider 5% down Jumbo with a minimum 720 fico score from 424k up to 1.5 million and 10% down from a minimum 680 fico score and up to 2.5 million. You will need 20% down to purchase over 2.5 million.

People don't vary much in any of the towns you have mentioned. They all love their children and have made sure they have excellent schools and supportive communities. The two major differences in the communities you are looking at are weather and distance from San Francisco. Ross is farther and warmer. Tiburon and Mill Valley have varying weather patterns within the two towns so it is valuable for you to find a realtor who is aware of the different mini-climates. Also hiking and mountain biking is more interesting around Mill Valley and Ross than Tiburon which is farther from Mt. Tam, though of course sailing is better in Tiburon!

The other major difference is in the sizes of the southern towns and Ross. Ross is very small with only about 750 homes. The school has usually only 2 classes per grade, occasionally 3 whereas, Mill Valley for example has 5 K-5 schools. If you really like the weather better in Ross I would suggest you widen your search to Greenbrae and Kentfield as well as Corte Madera and Larkspur.

The answer is YES. You should make sure you are in the school district before you make an offer.
Example. In Ross parts of Kentfield are in the Ross School District.
Be careful.
Ask you Agent and check with the school of your choice.
You will love having you children walk to school. Good choice on your part. I did just that with three young boys while living in Ross. Best thng I ever did for me and for them.
