The co-op board used to evict people with service dogs, until they got sued. Now they leave people with service dogs alone.

The anti-dog policy turns off a lot of prospective buyers, especially those looking for 1-BR units. Great Neck and Port Washington (Dolphin Green Apartments for instance) are dog-friendly. It is VERY hard to get a unit in one of those complexes.

Roslyn Co-Op Board is anti-dog. That limits the market to people who hate dogs. There are people out there who don't care. And there are people who do. As long as that policy is in place and there are pro-dog places to live on the North Shore, it will be cheap to live there.

John, good luck! A realtor is not someone you need to look for when you're interested in bulk REO properties. It's very tough to do these days and it often becomes more like buying paper over properties.

The best way to find out is to get three or so free CMAs from agents at different companies. This should give you a good idea of the market value. I think it's very important for you to interview prospective real estate agents, but evaluate them not on the basis solely of telling you what you want to hear, but also on their willingness to tell you what you need to hear, also. Listen to their logic, and evaluate whether it's someone you'd like to "get married to"--in the sense that they are handling what to many is their largest single asset. What is their marketing plan, pricing strategy, etc.
