As a recently retired realtor and life long New York City suburban resident and being Jewish, the following is what you need to consider:

I lived in Port Washington so I know Roslyn very well. The synagogue will be busy Friday nights, Saturday mornings and all Jewish holidays (Sept. - Dec., March - April) and for special celebrations (weddings, bar mitzvahs, birth announcements). I can't recall if the synagogue has an afterschool program for students to learn Hebrew. I believe it does. If yes, expect students to be there afterschool. My wedding was held at a synagogue in Port Washington on a Sunday in May and we had 70 people which is considered small. Just to give you an idea.

On the plus side, you need to consider the top rated school district. If you're buying a home in Roslyn, I know it's expensive and property taxes are expensive. However, if you have children, the quality of education in towns like Great Neck, Manhasset, Port Washington, Roslyn, Garden City, etc. is the best there is. I'm so thankful I graduated from Schreiber High School because my education was far superior to many people I know who did not have the opportunities I had.

Bottom line - Even if I wasn't Jewish, if I had to choose between living next to a synagogue and having my children attend public schools in Roslyn, I would definitely live next to a synagogue just to be in the Roslyn school district. Any home in Roslyn will appreciate in value - no matter if there is another housing crisis. The decision is up to you and you need to weigh everything.

Since there are other factors involved in determining mortgage qualification, for a personalized answer visit with any licensed loan officer, all else would really be just speculation; be aware that a mortgage pre approval letter is necessary to determine your price range and for any offers to be taken seriously. ... more

The National Association of Home Builders released its own study claiming that lowering the loan limits at Fannie Mae, Freddie Mac and the Federal Housing Administration (FHA), "will reduce housing demand and place downward pressure on home prices in major housing markets."

Understood.

Personally, I think that cleanup is a poor allocation of money, unless the oil is threatening a water table. You pick a house up off a lot, there's a lot more degradation to the site than a hundred gallons of oil four feet under.

All the best,

there are plenty ways to list a home. you can call up some brokers that you have gotten mail from or try putting it on the internet for sale by owner and the brokers will call you. from there you can select the right broker for you. It is important you have looked at the brokers track record and how many years he has been in the business. It is also important that you find out about the brokers education in real estate and college as well. You should get a clear picture of the internet advertising they do and how aggressive they are when it comes to negotiations. Selling your home is a very emotional time in your life, that is why you need a broker like myself to facilitate the process providing you with a plethora of internet sites. My number is 917-416-4530, call me if I can be of any assistance to you ... more
