As a recently retired realtor and life long New York City suburban resident and being Jewish, the following is what you need to consider:

I lived in Port Washington so I know Roslyn very well. The synagogue will be busy Friday nights, Saturday mornings and all Jewish holidays (Sept. - Dec., March - April) and for special celebrations (weddings, bar mitzvahs, birth announcements). I can't recall if the synagogue has an afterschool program for students to learn Hebrew. I believe it does. If yes, expect students to be there afterschool. My wedding was held at a synagogue in Port Washington on a Sunday in May and we had 70 people which is considered small. Just to give you an idea.

On the plus side, you need to consider the top rated school district. If you're buying a home in Roslyn, I know it's expensive and property taxes are expensive. However, if you have children, the quality of education in towns like Great Neck, Manhasset, Port Washington, Roslyn, Garden City, etc. is the best there is. I'm so thankful I graduated from Schreiber High School because my education was far superior to many people I know who did not have the opportunities I had.

Bottom line - Even if I wasn't Jewish, if I had to choose between living next to a synagogue and having my children attend public schools in Roslyn, I would definitely live next to a synagogue just to be in the Roslyn school district. Any home in Roslyn will appreciate in value - no matter if there is another housing crisis. The decision is up to you and you need to weigh everything.

Personally, I think that cleanup is a poor allocation of money, unless the oil is threatening a water table. You pick a house up off a lot, there's a lot more degradation to the site than a hundred gallons of oil four feet under.

It is important you have looked at the brokers track record and how many years he has been in the business.
