I would suggest that you pick up the phone and call a lender or two or as Larry said below, contact a local realtor and ask for a lender's referral.

I would suggest you start by coming up with a better option than rent to own. You do know you must get a loan to buy even with rent to own don't you? No loan means you default and lose your deposit and out you go. They don't work so they are RARE. Avoid the thought of it as an option, it usually is not or it's a poor one. ... more

phonphetsomphan, For starters, if this is a listed property, get an agent. We do research, provide comparables, know the market, have experience with vendors you'll need and we have strategies that can help.
Where you indicate this is a foreclosure, there is at least a 50/50 chance the home is not actually on the market and no one is accepting offers. Find a great local agent to research the specific home and provide you with alternatives you should consider.

They make nice homes and are known for energy efficiency. We own a Meritage home but also considered a Perry since they were competing in the same community. I think you would be happy with them. Of the individuals I know that bought one they are satisfied. Just like with any builder there are positives and negatives however. Also, I hate when people don't fully understand buying a new home from a builder without help. They actually take advantage of the public. Using actual sales data a person that buys without help directly from a builder almost always pays more. Please read the article on our blog that analyzed actual sales data so you can see by how much. When buying from a builder you do not get a better price on the home. The opposite is true. If you want to know why that happens feel free to call me and I will give you some free advice on how not to let that happen. ... more
