Not sure about NC law, but in Florida, if a seller knows of any material defects with the home, s/he is required to disclose it. Therefore, you can take some comfort that the "as-is, where-is" is not an attempt for them to "get one by you" that they know about. They are likely just trying to cover all the bases and protect themselves from the unknown. A home warranty (usually around $400) would cover you for the first year (and is renewable if you like it), and would cover anything the Inspector might miss or could not see (like plumbing in the walls that is about to let go!). I rented with Kim M at Colony the spring and summer of 2007. I've included a link below that shows the long term rentals they currently have available. They are a great team to work with. There are not a lot of long term rentals available on Cape Hatteras, as the money is made renting weekly in the summer.

But check it out. Cape Hatteras is fantastic, as I'm sure you know. I'm always wishing I could move back for a couple months. Let me know if you have any questions. I'd be happy to make an introduction to anyone I know in the area.

It may be on the market, but be careful what you wish for. The dunes have moved in front of this home, leaving it very much at the mercy of the shoreline and in physical danger. It will almost certainly have to be moved to a new location to be saved. Several Rodanthe homes have fallen to the moving shoreline over the past decade and this one seems to be next in line. ... more
