Having a featured listing (not just posted) on Trulia is a great "start" to getting more exposure to your property. However, the very first step you want to take is making sure that it is relayed to the public in a way that will showcase your home in the best possible light (does it look, feel, SMELL great? How is the curb-appeal?). Make sure your photos are high-quality and professional. Even if you have stellar marketing but your photos are not superb, guess what happens? (That's right....you're ultimately getting a TON of exposure for your home and making thousands HATE IT-not love it ((obviously, not our goal)).

If a home is in great condition, nicely updated, in a nice location and price right, i.e. competitively for your market, then the time on market should be shorter, if it is not as updated as other similar homes, and price at the upper price point it will simply take longer.

Even if you had the average stated, as an example with 95 days, would that mean you sell your
home after the first 30 days, at the 95 days point at the very latest or 6 or 7 months down the road?
Well it could mean all of it really, the right buyer who likes the home, and is ready and willing and approved will have to come along... and nobody really has a crystal ball to tell you when that is going to happen for YOUR home,

but a well prepared, well staged home, in move in condition with a market friendly asking price
should sell or find a buyer in a reasonable time..... really good photos on the internet and listing it
with an experienced area Realtor will be most helpful

I looked around for the article, but couldn't find one except for the May article on Mike who previously guaranteed to sell your house. He, like most Realtors, offers to terminate your listing agreement early, if you're dissatisfied. I don't know of any Realtor who won't terminate a listing for a dissatisfied client. But he thinks that's special treatment worthy of advertising. We consider that the normal course of business - treating customer right.

Please be aware that it is prohibited for a Realtor to put a sign on a property for which no written contract to sell the property exists. Yes, a contract must be written. This is a consumer protection provided by state law. The offering for sale without a written contract could lead to things like people just putting For Sale signs on anybody's property and "Selling" it without permission. Imagine the fraud that could happen otherwise.

Please remember that termination of the agreement does not relieve the principal from paying a commission. So, if a buyer shows up and the seller terminates the listing, seller is still obligated to pay the commission.

We are selling our home in the Shores. We are less than a block from the pool and tennis courts. We have lived there for 3 and 1/2 years and are moving because I am in the Air Force and have been reassigned to the east coast. The Shores is a great neighborhood with a mix of all kinds of families. The best part besides the three living rooms and the media room with built in speakers is the master suite is on the ground floor! Please feel free to contact us or take a look at our house below. I just saw this question and see you have had no replies, I will try to help you. The answer depends on where you are priced compared to your area/neighborhood/subdivision. If you are getting that many showings and multpile 2nd showings it seems the price is right but something is holding buyers back. It might be a good idea to have a frank conversation with your agent, staging techniques might help, ask your realtor to suggest things that might help the buyer connect to your home or simple ways you might overcome any objections.
