When buying a home in the Texas coastal areas TWIA or Texas Windstorm Insurance Association will handle the windstorm insurance. I'm assuming you used cash to purchase since I doubt any lender will allow a sale without windstorm insurance. If you go to sell it and the buyer is trying to get a loan and they cant get windstorm insurance they can't buy. I would contact TWIA and see what you need to do to get a windstorm certificate which will allow it to be insured. Windstorm insure-ability is usually handled by the insurance company not the real estate agent. I just happen to know a good deal about it having done a lot of coastal deals. Anything you do to the exterior needs to have a windstorm certificate roof, windows, garage door, etc. If the windows are original you may be grandfathered.... more
Are you trying to sell it FSBO? (For sale by owner)? If so...then yes you should worry. If it's listed with a Realtor, what does your Realtor say?? Are other homes selling in your area? Did you price it competitively with other homes listed for sale, or that have sold recently? How does it show? Is it clean and well kept and de-cluttered? How does it look in photos?... more

I think you're spot on. I'm not extremely interested in doing a lot of yard work personally. If I wasn't going to hire people to do the work, I wouldn't want a house with a lot of fancy landscaping. With that being said, I probably wouldn't even look at a house if the yard didn't look at least somewhat nice. I think it will be a good idea to get some landscaping done, just don't go all out.
I think it is important to set expectation upfront with clients. Decide on communication mode and let them know your working hours. Of course there is always the exception, for example dealing with an offer in a multiple offer situation. I am not a fan of 24/7, real estate is not emergency surgery.... more
You can't. You need a Realtor to list your property to list it on the MLS for it to be on Trulia. There are some FSBO services that for a charge will list your property on Trulia but it is not free.... more
I just had the same thing happen to me on one of my "for sale" homes with a posting for $900 by a Dean Porath 816-226-7039. He is asking for you to send the $900 directly to him and asked one lady for pictures of her children. How scary is that!
I Googled 816-226-7039 and this guy is doing it on Trulia, Zillow and Postlets. How does these sites allow ads that are not from a legitimate Realtor? They are picking up my listings automatically from MLS without my permission. I thought it was a good thing to have the extra exposure, now I have asked Trulia to stop using my listings to post on their sites without my permission. I want no part of these SCAMS. I have been called on this rental no less than 10 times a day. I was aware of this SCAM today. and I have tried to report to the so called "contact email" in Trulia to have it sent back to me as not a good email address.
The only way to determine the elevation is to order a new certificate from a surveyor. With the new FEMA forms and changes in flood determination even if there is an exixsting elevation certificate a new one may be required.... more
