Realtor commissions are negotiable. My advice would be to interview a couple and not only look at the commission but look at the services offered. What are you getting for that commission? Are you getting an agent that just pulls out their cell phone and snaps a couple blurry pictures of your home puts it in the mls and waits? Or are you getting an agent who hires a professional photographer, and actively markets your home?

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve and you can be emailed listings to fit your search criteria. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

You should study RENT vs BUY options as you may qualify to buy with minimum out of pocket expenses and pay less than rent in many cities. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

Beware of the many rental scams out there these days on all sites. The scams are on all of the rental listing sites except one that us agents/broker use such as mls, multiple listing service.

You should not give anyone any funds or personal information without confirming with a licensed agent/broker or management company to find out whom you should be dealing with and the status of any address of interest.

You will need to be pre-approved if you decide to buy to be able to meet an agent to view and submit offers on any homes of your choice. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs.

You may qualify FHA from fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program up to 417k. You may consider 3% down conventional from a minimum 620 fico score or even 5% down conventional with NO Mortgage insurance (Lender paid MI) up to 417k.

It only takes a few dozen questions to qualify, go over your options and email you listings to study and compare. Here are some links to study as well as web reference links to many loan program pages offered...

Pscolo. Intrigued how you picked Rocklin. Perhaps I'm trying to read into it but just curious why Rocklin over Roseville , Lincoln or Folsom. Rocklin does have a great deal of possibilities .Personally, I think Roseville has more homes or less per/sf, and very family oriented with the price homes size homes and they have some of the best city owned utilities creating lower than many In the area. For me there is ONLY one option and that is SUNCITY Lincoln. can you imagine renting to mature adults who live in an area that is massively well kept ,, the homes sell In 2 weeks and they is a line of people waiting to rent. I say this from experience. I just closed on a home there and found all of that to be true... if you are serious and wish to invest wisely. let me know . Ill send you the information. Roseville kind of merged with Rocklin now both are merging with Lincoln. The HOA was incredible low. Good luck to you. ... more

An agent will recommend multiple inspections to be completed. The inspections are to find issues. If a seller knows of an issue they legally must disclose the issue. If they don't and the buyer finds out that the seller intentionally withheld information then the seller may be liable. Most buyers these days spend a considerable amount of time and effort looking at homes on line. this is a good way to get familiar with different areas and prices, but you really need an trusted agent and a lender to guide you through the process. On your own, you can stop by open houses, but not every house is held open. In fact, not every house that is for sale has a sign on it, and MANY do not show up on the various popular Real Estate search sites.

As a Buyer, you should ask friends and relatives for referrals, or stop by some local Real Estate Agencies and interview some agents to find one that is a good fit for you. A good agent will always have a few lenders that they can recommend to make the process go smoothly for you.
