It bases value on a combination of tax card values and area sales for similar size, age etc. Location and views are not always comprehended by computers. With any property you are interested in - use Google Maps and type in the address of the property, then the address of the beach you want to go to using Driving Directions feature. It will tell you how long to get there and how many miles.

Beach access from Highland Ave is less than a mile. If you want to go to the center of Hampton Beach I'd have to say maybe a 2 minute drive.

You can always look it up on Google Maps

I have noticed a distinct difference in values based on if a home is new or old, big or small, good consition or poor condition, reo, short sale or re-sale. I do not like to look as a whole but look at exatcly one type against the same type that has sold becuase the difference can be great in the plus or minu category. Prices are mostly stable, some are going up in desired areas and homes in good condition while homes needing the most work continue to decline because of a lack of mortgages available to buy them ... more
