Redecorating/remodeling may not cost as much as you are expecting. There are so many discount stores now, you can often find the style you're going for, for a fraction of the price.

If you choose to do this, my suggestion would be to redo the lights first. Get some lighting fixtures that you like in each room, that way it will at least feel like each area of the house has a little bit of your personal style reflected. Check sites like and you'll often be able to find what you're looking for and stay within your just takes a little bit of looking!

Not with an FHA loan or a regular Fannie/Freddie loan. It's one size fits all for most loans these days. If you work with a small bank and or a credit union that doesn't sell their loans on the secondary market you MIGHT find someone if a cistern is reasonable and common in that area. I believe that to be the only chance you have to get a regular loan on that house.
