You are being taxed on your home as if it is worth 213,240. It has been my experience that the city assessments are not the true value of what your home can sell for.
As a realtor, I check the comparable solds within the last 6 months, look at your home's condition, compare that to the recent sales & then let you know what your home could sell for. Since home prices are rising, it is possible that you could get more than what recent homes sold for.
I do this everyday, you can give me a call so I can do this for you. There is no charge..
You can have an appraiser do this but it would cost you.

I think that the question should be "which Realtor in Rochester Hills can sell my home for the most money?".

You may find this hard to believe, but the Realtor that sell the most properties are looking at their business as a business, so if they have 10 listings, and one doesn't sell, they are not going to be overly concerned about it, because the others will sell.

Interview a couple of Realtors, ask them to analyze your situation, and compare their proposals. You need the best Realtor for YOUR situation.

I would find a Realtor in the Rochester Hills area who is familiar with the local market and able to show the property, take photos, provide access to other agents for showings, and capable of advertising in that area through the local MLS, online, and print media targeted towards the vicinity. You don't have to list with an agent in that area, but you will probably get better exposure if you do.
