I am currently experiencing the same problem. We found a property before it went in to foreclosure. We waited on the title to clear which supposedly took about 1 week. Then we did the contract, the inspections, etc. and later found that the title was never officially cleared from the IRS, We have currently been on hold with this process since Dec 10th. Our original closing date was Jan 22. Its now almost March, and all we have gotten is a verbal confirmation of a title being cleared, but no clear title has arrived to the title company.

I'm starting to feel like too many people are dropping the ball ad not working as diligently as they possibly can.

Here's what I can do for you, assuming you have a middle credit score over 680 and have an income that will qualify: 30 year fixed: 4.49%, 20 year fixed: 4.25%, 15 year fixed: 3.875%, 10 year fixed: 3.75%. I will only charge you an underwriting fee of 639.00, tax service fee of $83.00 and a flood cert fee of $6.00. Other than that you will pay a title closing fee, title insurance, and a recording fee. You can choose your own title company or I can pick one. You will likely not even need to pay for an appraisal. If you do I can almost guarantee it will be an exterior only appraisal and those only run $160.00. Please - give me a call to discuss it further and I will slam this through for you before rates go up! :)

Postal Service Electronic Postmark. (USPS EPM).

Yes that is correct, I can assist you in that, the additional $7500.00 can be done in the form of DPA assistance with specific Not-for-profit agencies. In some cases you can take a class to get qualified for the additional $7500.00 which is in the form of a loan that will not have to be repaid until you sell or refinance. The loan is usually interest free. The $8000 will be based on the sales price $10% up to a max of $8000. In addition I have partnered with a CPA that can give you a better idea of what you will need to receive the $8k credit.

We are sorry to hear about your situation.

Banks are not in the home ownership, renting, or leasing business so it's highly unlikely that you will find any bank that will enter into a lease arrangement.

Your best choice may be to rent for a while or look for a "lease option." There may be sellers out there that are willing to lease you thier property with the option to buy it.

You may try contacting a local realtor to see if they are aware of any of these possibilities.

In Oakland Township, we have to wait until after the tax bills come and then go to the township and ask for a hearing. They hold the authority to lower the taxes and may not even though the value is lower. If the home is Non-Homestead exempt currently and when you purchase and move-in you plan on that residence to be your primary residence, then you can claim the Homestead exemption and the new taxes will take effect on May 1st of the following year.
Some seller's will issue a credit for the difference in Homestead/Non-homestead exempt taxes in order to sell.

Have you discussed this directly with the Title Company? Also, you may want to ask your Realtor if you can do a temporary lease to get you into the home while they are taking care of the title. We do this sometimes when a customer needs to move quickly but has not had an opportunity to finalize mortgage docs, etc.
If you do a lease, they may expect you to pay additional monies for an "Option Fee" which can go towards your purchase at the time of closing. Confusing, I know. I wish you the best and if you need anything please feel free to contact me directly.
