When are you looking to move? Most tenants do not give notice until 30 days out from end of lease, so for a property manager to know a property is going to become available more than 30 days out, is almost unheard of. I suggest you start looking about 45 days out from moving. This gives you the opportunity to look at the market though your eyes and see what the price point is for the type of property your looking for. About 30 days out, you'll find a whole new inventory available and will be better able to decide if your getting a good deal or not. I suggest contacting a Realtor in the area for help. Normally you don't pay them for their service and they can update you daily on what's available and when there are price changes. And they can help you though the leasing process. Good luck! ... more

Make sure to do a thorough background check to be sure the owner does not owe more than the property is worth. Also be sure the person who is claiming ownership is actually the owner! Unfortunately we have a few scammers that will take your money or even promise a rent to own scheme and ultimately it gets foreclosed or the Sheriff shows up and removes you because the person who took your money doesn't even own the property!

I would recommend staying in the least expensive property until you're ready to be release from the chains of a landlord!

Also the State of Florida has up to $10k that may be used to buy a property with an FHA, Conventional, USDA or VA mortgage. A single person can earn almost $70k and still get money from the state.

Let me know if I can help with a purchase, I cannot afford to assist rental clients since the commission paid may not even cover the cost for gasoline for my car.

All the best,
Alma Rose Kee, PA

Alma Kee answered:
In case you may not know, some rental listings will only offer $50 to a tenant's agent. That would not even pay for the gas for a Realtor's car!

If you need help with finding a rental and need help then you will need to guarantee the realtor they will get at least $300. Some listings will pay as much as half of the first month rent.

Bottom line is you also must do a background check on the owner before handing over any money. There are many properties in foreclosure and the owners are renting them out and not telling the tenant.

So hopefully you only plan to be a tenant for a temporary situation until you're able to buy so I recommend going the safest route and renting in a complex.

Also the realtors shown next to the rental property on Trulia are not the listing Realtor so don't expect much response.

Good luck!

A lien just puts a cloud on the title so that if the owner sells they have to pay it off. The HOA could file for foreclosure, but that would involve the owner and not you as long as you have a lease. If the lease expires the owner could ask you to leave, but not the HOA. ... more

Hi there and soon to be welcome to Florida! I have a great resource I can send you that is free to you and it will allow you to see all rentals available in your budget! Feel free to call me at 813-470-0047 or email me at so I can send you what you need and plan for your relocation.

Just as a fyi all homeowners will have some soft of breed restriction for exotic pets and such and pet deposits. Also have your new employment verification on letterhead and copies of your payrol checks for last 6 months and last two years lease history. If you owned your home and are leasing it or selling it now the rental property application will need that information as well. Also if a foreclosure into a shortsale the disposition of that property will need to be noted on the application as well. Bring all drivers license information with you too as the application will require it.

The problem is the listing agents are not changing the status to pending. Most listings come from automatic feeds from the MLS, so if the agent change sit there, it changes here. Some are entered manually and therefore the agent must update it manually. Your best bet is to get a buyer broker and use the MLS to search for homes and not Trulia which is a 3rd party website which as you see most listings are not current ... more
