Either your Agent or the Buyers agent will call to schedule an Inspection.

Generally a days notice or half day notice is appropriate.

It's not uncommon to lump other inspections too, such as Roof, septic etc.

The agents are all correct. You would have had to write up an exclusion into the contract and/or an addenda specifically naming that entity with original signatures and dates the same day as the listing agreement.

I cannot ascertain the listing agents intentions but typically you are much much better off with a Realtor looking out for your best interests in a transaction then without one. Without a Realtor involved in a transaction buyers and sellers both have been known to bully the the other party and try to take advantage of them. I've run into many issues where sellers did a for sale by owner and illegally didn't disclose material defects with a property. Then on the other side I've heard of potential buyers and in some cases investors simply under bid on a property and provide fake sales comparisons in the neighborhood in order to dupe unsuspecting sellers into accepting their offer.

With a Realtor involved on either side of the transaction, neither of these things should happen to you.

I'm sorry this transaction didn't go down how you expected. Hopefully this didn't ruin your outlook on Realtors and services we provide. Given that all Realtors are not alike, I do hope you will still contact one of us when you're ready to buy or sell as we generally do want to help you.
