The first thing that I always advise to rookie landlords is treat renting as a business.
Don’t forget that you need to do a proper screening on each applicant. Tenants verification is a really big deal, and some landlords have serious mistakes in this area. So, in order to avoid them, read this article, the link of which I attached below.
You should know the fair housing laws as well. There can be serious implications if you violate them.

Hello Anthony, you can be set up to receive automatic daily emails to fit your search criteria. The rentals in 92544 zip code start from $550 for 1bd 1ba studio apt, $735 for 1bd 1ba single family home and up to 4bd 2ba single family home from $1,450 monthly rent.

The purchase in 92544 zip code currently start from 75k for 2bd 1ba condo and the single family homes start from 142k for 2bd 1ba home. You could buy a 4bd 2ba home for less than renting and less out of pocket expenses than first, last and security.

You should study RENT vs BUY options as you may qualify to buy and pay less than rent in many local cities. You may qualify to buy with minimum out of pocket expenses and pay less than rent.

Beware of the many rental scams out there these days on all sites. The scams are on all of the rental listing sites except one that us agents/broker use such as mls, multiple listing service.

You should not give anyone any funds or personal information without confirming with a licensed agent/broker or management company to find out whom you should be dealing with and the status of any address of interest.

If you decide to buy you will need to be pre-approved to be able to meet an agent to submit offers on homes of your choice. You will need to gather documentation such as one month paystubs, two month bank statements, last two year tax returns, 1040's, 1099's, W2's and all schedules, copies of drivers license/ID and social security card for each applicant.

Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

You may qualify FHA from fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down. You may consider a 3%-5% Sapphire Grant down payment program up to 417k from a minimum 620 fico score which does not have to be repaid.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve you can be emailed listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

I have not found a good site for searching RTO available directly to the public. My MLS has a detailed search that has an option on for-sale properties to select if the seller would consider a lease (and on lease properties if the lessor would consider a sale). With that selected, good rent to own possibilities can be found. If you were searching in my area, I would set you up for a "portal" with that custom search and you would get updates as soon as they are listed. Try contacting a Realtor in your desired search area. Rent to own transactions are usually leases with an option to purchase and are three contracts, the lease, the option, and the purchase agreement. You should look for a Realtor familiar with leases with option to purchase transactions. ... more

I was a property manager for years & have been a licensed real estate agent since 1983. You probably won't be able to rent from a management co. - they have guidelines & a multitude of rules as they represent owners & have to answer to them.
I would suggest that you find an individual homeowner who will trust that you'll pay the rent every month on time based on your past history with other rentals that you can prove with your cancelled checks & verification from your previous landlord. If necessary, you can suggest to them that you can pay an additional deposit (assuming you can). Also, get your ducks in a row: get reference letters from your employers (past & present) & friends or perhaps someone who has lent you money & you've paid them back - anyone who will vouch for the fact that you are dependable & responsible. I hope this helps you, but in the future, there are ways to buy a home as a first time buyer (many counties have various programs to get you into your own home) & you won't have to deal with these problems - you'll be the owner!
