People that come from la bring their problems over her with them but they don't last long.
Schools are not 5 stars but teachers are very good
Dentist suck out here they charge an arm and a leg for the smallezt job needed done
Malls good never packed
Lots of fun places near by

Spencers crossing is a new and developing area like Adam mentioned. The only thing about these new developments are the Mello Roos and Special assessment taxes that will bump your payment up. If you are considering this area. I would recommend crossing over Winchester Rd, and you can apply for USDA 0 down loan, and move into an area that is part of the Temecula School district without the sticker price.

When we move we use crimereports.com to view the area of the homes we are looking at... so in one window I have a home search and in the second window I have crime reports up. I look up the address and it shows me on a map how close the crimes are reported and also shows me the sex offenders registered with a photo. Good luck to you! Why rent to own when you may qualify to buy to own? Rent to own usually want 10-15% down that is non refundable and rent that goes up annually.

You may qualify FHA from fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down. You may consider a 3%-5% Sapphire Grant down payment program up to 417k from a minimum 620 fico score which does not have to be repaid.

Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

You will need to gather documentation such as one month paystubs, two month bank statements, last two year tax returns, 1040's, 1099's, W2's and all schedules, copies of drivers license/ID and social security card for each applicant.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve you can be emailed listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

It only takes a few dozen questions to qualify, go over your options and email you listings to study and consider. Here are some links to study about me as well as web reference links to many loan programs...

Beware of the many rental scams out there these days on all sites. The scams are on all of the rental listing sites except one that us agents/broker use such as mls, multiple listing service.

I love Palm Springs. I think that it is a great place to live. The summer heat can get a little intense but with a good AC system I think it can be bearable. You should come out to visit before making the move. Work with a local Realtor and ask them to show you properties that are in your price range. Of course, getting pre-approved would be your first step.

We think the answers below are all good, however it would be best to connect with a local area Realtor who could also do a comparative market analysis (CMA) of comparable homes in the area that are just a few years older and compare what they are selling for in similar condition to get a better idea of what you are getting for your money.

It is also true that with new home builds there is often a Mello Roos tax that you want to ask about however KB was just in our office speaking last week and we are almost sure it was this development that they stated they had taken steps to ensure that there would be NO mello roos for this development. I have been looking into getting my daughters car repaired because it has been an eye sore to me. She was involved in an accident last month and it did some damage to her back bumper. I have looked around trying to find a place that will do the repair and I have an appointment for next week. The car is a fairly new and does not deserve to be left damaged.

I have had only four clients over a 20+ year career in real estate put their properties in a trust. Two were vacation homes 2 primary residences. I myself have a revocable living trust created for my wife, I and are family and was told by the attorney who created it that there was no benefit to putting our primary home into the trust. I don't know if this is may vary from state to state and I'll be curious to see some other answeres. ... more
