There is really no way to know without knowing exactly what your credit profile looks like. You may be pleasantly surprised.. particularly if your negative issues are from several years ago. Only bankruptcy and foreclosure stay on your credit for ten years. Other derogs fall off at seven years...and underwriting is more concerned with the past two years.

Yes, there are lenders who will go down to 589 credit scores; however, the pricing is substantially higher than financing for 620 - 640 scores. I would rather work with a borrower to increase their credit scores, save lots of bucks AND get into a home than rush into a purchase. Financing for 580 scores is priced more like subprime lending, IMHO. Work with a mortgage professional who is willing to collaborate with you for long term success. Best of luck!

I would like to join the crowd of good local people who are very willing to help your mom buy her home. I work for a local bank whose rates and costs are so competitive that they advertise them in the daily paper. Moreover, since I grew up in the Magnolia Center area, I am quite familiar with Riverside's neighborhoods.
