Hello Wanda, any day of the week is probably better than the weekend when everyone is looking. You did not mention the number of bedrooms, baths and the maximum payment you are looking to achieve?

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve any agent can email listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

The rentals in 92505 zip code of Riverside start from $1,350 for 2bd 1.5ba townhome and single family homes from $1,900 for 3bd 2ba home. The purchase in 92505 zip code start from 165k for 1bd 1ba condo and the single family homes start from 260k for 3bd 1ba home.

You should study RENT vs BUY options as you may qualify to buy with minimal out of pocket expenses and pay about the same as rent with down payment and closing cost assistance programs.

If you're buying a stated income property then 25% down is required. You may not count the rental income to qualify for the mortgage until you have 2 years of documented experience as a landlord. Then you may count 75%. Neither of these loan officers knows what their talking about and honestly by the time it gets to underwriting they would reject your loan. You need to find a lender and a Realtor who know what their talking about when it comes to investment property. Most investors either pay cash in which case they aren't impacted by lender rules. You should also note that investment loans carry a higher interest rate than primary home loans and again I'm not sure based on what you've written that the loan officers you've spoken to either know what they're doing or understand that you're asking for a loan on investment property. I've attached link below that you should read as it's a beginners guide to investing in real estate. Unfortunately there are way too many Realtors and Loan Officers out there who only know enough to be dangerous and don't really to a good job of advising their clients properly. ... more

Since your husband is not on the Mortgage with you he may be able to purchase another home as your mortgage does not effect his credit. SO as long as he has good credit and income he has a chance of qualifying to purchase a house on his own.
