Read your Listing Agreement carefully and if you have any questions or concerns, consult with an Attorney. There is a clause that refers to this.

Statistically proven, homeowners get 14% more when they list with a Realtor. I don't get why people always say doing a FSBO will "save them a commission". Unless you are paying 15%+ commissions out, statistically you will come out on top by using a Realtor. ... more

The amount that is put down at the signing of the contract depends on what type of mortgage the buyer is obtaining. In my opinion, I do not see how it is beneficial to the seller for waiting 4+ months to close and I don't believe the seller's attorney would allow this. This seems like too much a risk for the seller, unless there are unique circumstances. ... more
